April Real Estate Market Numbers

April’s residential real estate market continued at a steady pace in Noblesville and Hamilton County, according to F.C. Tucker Company.

In Noblesville:

  • 85 homes closed in April, down 15 percent compared to April 2022
  • The average home sale price increased, up 36.5 percent to $488,359
  • The average price per square foot for a Noblesville home decreased slightly, down 0.7 percent to $176.56
  • Noblesville homes spent 21 days longer on the market compared to this time last year

In Hamilton County:

  • Pended home sales decreased 13.4 percent
  • Inventory increased 58.7 percent
  • The average home sale price increased slightly, up 7.8 percent to $485,697

For those interested in buying a home, it’s a less frenetic pace and slightly lower overall home sale prices compared to the bidding wars of 2021 and 2022, giving buyers more bargaining power.
