Dynamic Real Estate Market Hot in July

The Noblesville residential real estate market was dynamic in July, just like the rest of Hamilton County, with home sales increasing and homes leaving the market at a brisk pace. Available Hamilton County inventory also increased, giving prospective buyers a broader selection from which to choose. According to F.C. Tucker Company, part of the Howard Hanna family of companies:

In Noblesville in July:

  • Closed home sales increased 16.5 percent compared to July 2024, with 16 more homes sold than this time last year.
  • Compared to July 2024, the median home sale price decreased 3.7 percent to $385,000.
  • The median price per square foot also decreased, down 3.3 percent to $176.
  • Homes in Noblesville remained on the market five days longer than this time last year, selling in just 17 days.

In Hamilton County:

  • Pended home sales increased 17.9 percent compared to July 2024.
  • Available housing inventory increased 23.2 percent compared to July 2024.
  • Homes spent only one day longer on the market than this time last year, leaving the market in just nine days.
  • Compared to July 2024, the median home sale price increased 5.7 percent to $460,000.

Overall, throughout central Indiana and despite a slight increase in home sale prices, the residential real estate market continued to be active with pended home sales and inventory continuing to climb in July.

  • Pended home sales increased 10 percent compared to July 2024.
  • Available housing inventory increased 24.8 percent compared to July 2024.
  • Homes spent two days longer on the market than this time last year, selling in 14 days.
  • Compared to July 2024, the median home sale price for the 16-county central Indiana region increased 6.3 percent to $317,900.

In July 2025, 3,164 Central Indiana homes were purchased, an increase of 10 percent from the 2,877 sold in July 2024. Central Indiana year-to-date home sale prices increased 3.4 percent overall. Central Indiana experienced a 24.8 percent increase in overall available home inventory in July 2025, compared to July 2024, with 1,215 more homes available for sale.

“In July, central Indiana saw the largest increase in pended home sales yet this year,” said Jim Litten, president of F.C. Tucker Company. “As available inventory continues to climb and prices remain moderate, we anticipate more prospective buyers entering the market.”

Of the pended home sales in the region last month, 13 were priced $2,000,000 or higher; 66 were priced $1,000,000 to $1,999,999; 437 were priced $500,000 to $999,999; 1,157 were priced $300,000 to $499,999; 899 were priced $200,000 to $299,999; 517 were priced $100,000 to $199,999; and 75 were priced at $99,999 or less.
